We've all been there, you list a beautiful rural property, with the biggest shed, pool, massive water tanks, a dam and undulating green lawn that seems to go forever. Excitedly, you order the drone shots, but due to the regulations, the drone operator has to go further back than usual to get the whole block in, then you can barely make out the shed from the trees. It's a little deflating for all involved - believe me. Well, there is a way to shoot the property, fit in all the features mentioned above, in crisp clear detail AND get an amazing top down view of the entire property. Also, if required you can retain a huge high res file to send to potential buyers or perhaps frame a copy for your seller's pool room. This type of shot is a little complex, but so very rewarding when it all comes together. I call it, the MEGA SHOT. I was toying with the name "MONEY SHOT", but we all know the connotations of that, so lets keep it clean... MEGA SHOT. So what is the MEGA SHOT? Well, simply put, we snake the drone over the lot, taking pictures as we go - then edit them somewhat like a jigsaw puzzle and piece it all together for the final product. This shot is ideal for properties that don't normally fit on a single frame (over half an acre), or properties that adjoin something cool, like a beautiful park or marina, or maybe a development, where you want to have a detailed view of every lot available. As you can see, it has many applications. Sounds good? Yeah, we like it too. Plus, it's got so many benefits that you can use to get a listing over a competitor. I'll name a few.

I know that you "think" you know the answer to this one, but it may surprise you. Most people will use drone as a standard for their rural properties to show the size and purpose of the land, and whilst they are not incorrect, often you can't see the house from the trees (so to speak). Showing a top top down shot may be difficult in anything over 2 acres, simply because you can't show the full property when limited to CASA's restrictions in height at 120m. This said, there is another way. A skilled drone photographer can take a series of photographs normally 15+ looking straight down, with an overlap and using the right methods, combine these shots together to get a fully detailed top down picture detailing every inch of the land. This, together with some perimeter shots showcasing location, could be ideal to sell some acreage, I would also get 45 degree close ins of all external additions, sheds, tanks and garages as the reason for people buying acreage normally involves these additions. The above shot used 18 images stitched together to show the layout of this retirement duplex and display the sort of lifestyle achieved by living here. The above shot shows the aforementioned property, neighbouring on acreage - giving a unique perspective only drone can offer. Where drone may be overlooked, is on you day to day, mum and dad homes or small investments, this is where you stand to make the greatest impact. Eastern states and overseas investors make up a large chunk of the market, aerial shots sell the "sizzle" of that property better than any other medium. In multiple recent scenarios we have been credited for our photos helping to secure higher offers from eastern states investors than the competing local offers. One of these properties was in the heart of Mandurah - and the other in Lakelands. Both of these homes were smaller residential investment properties, both sold to eastern states investors in a multiple offer scenario. Mandurah Example - 6/42 Sutton Street Mandurah Lakelands Example - 79 Badgerup Avenue, Lakelands To conclude, if aerial photography entices 1 extra buyer to write an offer or in turn gives a buyer a better perspective on the location to give them to increase their offer by $150 (the cost of a regular shoot), then it is worth getting for any property.
